The Problem: Coatings That Don’t Last
You’ve seen it before: a garage floor that looked great at first but started peeling, bubbling, or cracking just months after installation. Often, these failures trace back to a shortcut: using a polyurea or polyaspartic as the base coat in a rushed “1-day” system.
- Polyurea and polyaspartic coatings cure extremely quickly (that’s why they are used as both the base coat and top coat in “1-day” coatings). However, they cure quicker still in the presence of high humidity or moisture in the concrete slab. The result? They fail to deeply penetrate and bond with the concrete.
- As base coats, these coatings lack thickness and bond strength needed to hold up under medium to high moisture conditions. (Under these conditions, high hydrostatic pressures push up on the base coat).
Without a strong base, even the best topcoat will fail. Remember, the entire coating system is only as strong as it’s base coat!
The Solution: Garage Floor Epoxy for Long-Term Performance
Conversely, a 100%-solids, moisture-mitigating garage floor epoxy cures slowly (we allow a full day). This gives the base coat time to deeply penetrate the concrete and form a strong, permanent bond. The deeper adhesion makes all the difference, especially in the Front Range, where moisture puts constant upward stress on your floor coating.
The high-build epoxy base coat acts as a moisture vapor barrier (MVB). It protects against vapor rising from below that can lead to blistering and delamination. And, as a “high-build” coating, it can be applied thicker than a polyurea or polyaspartic. Therefore, it forms a more durable foundation that stands up to real garage use.
